  • We serve a hot breakfast to order from 8am to 11am each morning giving you flexibility in the time you want to eat- let us know if you have any allergies  or dietary preferences before your arrive and we will do our best to accommodate. Breakfast options vary on weekdays and weekends.
  • Water, coffee, soda.
  • Ice machine on first floor.
  • One parking space per named room reservation. Parking is limited.
  • Standard Room rate is based on 2 person occupancy.
  • We offer shared areas to relax including our sunny reception area,  the parlor living room with a TV, dining room, rooftop deck and the patio when not reserved otherwise. Select hours of common area spaces may not apply due to events taking place.
  • Guest Wi-Fi included (password protected) throughout the Inn.
  • Each room is unique and deserves your careful consideration when you book your reservation. Rooms vary in size, bed size, bathroom accommodation, lower level to third floor, may or may not have a TV and/or a fireplace or refrigerator. Read each room description for details and feel free to call us with any questions.
  • Group Rentals for the entire house are subject to their own guidelines and cancellation policies.  We can offer you the guidelines at your request and upon reservation.  Give us a call to review event options, considerations and pricing.  Olivia’s Does Not Block Rooms without a Group House Rental and financial commitment to the reservation.  
  • House Rentals reserve the whole house and grounds for the rental. No Day Passes are permitted during House Rentals unless they are part of the host’s guest list or specific to certain in -town events that are discussed in advance to stay.  Parking is limited to one parking spot per named guest room with 8 total parking spots.

Our flexible breakfast begins daily at 8am and ends daily at 11am. We ask that guests checking out be seated no later than 10:30 for 11am check-out.

  • Check-in daily is 3pm to 6pm- You will receive a text message before your arrival. Late check-ins may result charges due to needs for staffing.  Call if you have questions.
  • Early check-in is an option whenever we can possibly accommodate. While we cannot guarantee your room will be ready early, you can still arrive early, check in and we can get you your parking pass if parking allows.   
  • Check-out promptly at 11am.  Late check-outs are discouraged and result in $100 fee.  In some cases, especially if you are flying from an international location, we would recommend you book an extra day  to check in early in the morning or check out late in the day for your comfort.
  • Additional parking is a short walk to Union Square Municipal Lot.  You may move your car to Union Square Parking, the municipal lot: Parkmobile Zone 8925. It is about a three minute walk over the canal and over the train tracks.

  • We HIGHLY recommend you book dinner reservations before you come to stay and check out restaurant hours and days of operation.

Before your stay or while you are booking your reservation, please note or email us of any dietary needs you have so we can prepare for your breakfasts.  This allows us to shop for your need and to provide the best experience.  Letting us know at breakfast may not allow for your best experience based on what we have.

Yes, we have two rooms that offer two beds. The Maris, on the third floor, is a two-room suite with a shared bathroom accessed from the main bedroom. 

The Tiernan, on our lower level, has a queen-sized bed and a full-sized bed in a large bedroom. The suite offers a large  luxury bathroom with a jet tub and a walk-in shower. Toilet room can be closed off from the rest of the bathroom.

Rooms rates are based on 2-person occupancy.  Third and fourth guests will be charged as addtional occupants.  $55 per person 14 and older.  $25 for additional occupant 8-13.

The Beaumont Guest room on our first floor accommodates handicapped access needs.  We also have a handicapped parking spot available.

Please review the website room specifications carefully and call us before you book with any questions. Once your reservation is booked you are subject to the policies in place which are detailed in full when you book.

Here are things to consider when you book:

Travel/trip insurance can cover you for many reasons for your cancellation, including for any reason.  Go to SquareMouth.com for comparisons of many insurance options that can protect your travel risk whether you are driving to the Inn or flying.

2-night or 3- night required stays cannot be shortened.  Saturday nights typically require a 2-night stay.  Some holidays require a 3 night stay and holiday dates are non-refundable. See Holiday Dates in FAQ’s.  Also, when booking, be aware of in-town events. We post these in FAQ’s under holiday dates.

Cancellation received by email greater than 14 days are refundable  less $25 per room per night.

Cancellation received within three days of check-in are non-refundable for full payment of stay.

Cancellation 4-14 days prior to stay result in loss of deposit.   

We offer the ability for you to move a reservation when you must cancel more than three days from check-in. You can pick another date within six months of your current reservation for the same amount of days (or more)of your current reservation. At time of move the entire balance is applied and this move is non-refundable and no further transfers are permitted.

Deposits are 50% of reservation total for all reservations except holiday/festival reservations which require full payment within three days of booking where online reservation will take 50% and we will process the balance  within  three days of the original reservation.

  • Holidays and Festival Dates require full reservation payment up front and no cancellation refunds for any reason. Be sure to carry Travel Protection or Travel Insurance which may reimburse your cancellation. Minimum night requirements cannot be reduced or changed.
  • Feb: Valentine’s Day 2024- 2-night minimum for weekends before and after Valentine’s Day: weekends of Feb 9,10 and 11 and Feb 16, 17 and 18.
  • Memorial Day Weekend 2024 – 3-night minimum: May 24, 25, 26, 27
  • ShadFest- 2024- TBD -typically the last weekend of April- 2-night minimum : April 19,20,21
  • Gay Pride Weekend 2024- 2-night minimum: May 17, 18 and 19.
  • Labor Day 2024- 3-night minimum- August 30, 31 + Sept 1
  • Thanksgiving- 2023- 2-night minimum: 11/23, 11/24, 11/25, 11/26  Thanksgiving 2024 November  2-night min 28, 29, 30, 31
  • Christmas 2023- 2-night minimum: 12/23, 12/24, 12/25  Christmas 2024- 2-night minimum Dec 24 and 25.
  • New Years-2023- 2 night minimum: 12/30, 12/31, 1/1  New Years 2024- 2-night minimum Dec 30, 31 and Jan 1.

While we adore pets, our historic home is unable to accommodate animals. A local pet kennel is found about one mile from Lambertville, NJ, just across the bridge, called Pierson Creek Kennels. You can call them at 609-397-5783 or check out their website at piersoncreekkennels.com for more information on the services they provide.  Service dogs are allowed in accordance to State Law and good behavior. 

Unfortunately, our historic home does not have an elevator and most of our rooms require stairs and have bathtubs. Please call us if you have any questions about our rooms.

We offer local air conditioning units in each room of our home from May through October. If you would like a fan in your room, please let us know.

  • There are no added fees applied to your rate.
  • Tax is 11 percent (six percent to the state and five percent to the town of New Hope)for your room reservation.
  • Familiarize yourself with the cancellation policy included in FAQ’s and within your reservation agreement. 
  • A $30 Day Pass can  be added to your reservation for up to two guests which will allow you to have friends or collegues use our common areas and the conveniences of the Inn for the day. A Day Pass guest can enjoy breakfast, non-alcholic beverages like coffee, tea and soda, relax in the Sunny Reception Area, Parlor/Living Room, and enjoy the rooftop deck.  In the afternoon, grab a cookie or two. Day Pass guests can plug in and use Wi-Fi in our common areas.  Guests can use our bike rack to secure their bikes for the day.  The Day Pass allows use of the Inn from 8am to 5pm. Day Pass guests do not have access to the lodging areas of the Inn, nor does a Day Pass allow for vehicle parking. Day pass policies are further explained at booking or give us a call if you have questions.

House Rentals are the best way to guarantee guest rooms for a wedding or event.  Booking early is important since New Hope has become a wedding destination.

House Rentals allow you to plan an event on site for up to 80 people with use of our patio, roof deck and all the common area of the inn.  We offer tented patio packages and work with caterers to help you design your perfect event.

As the House Rental Host,  you guarantee to the reservation with a deposit and full payment within 30 days of the reservation.  In those 30 days prior to the event you notify with your guests who will be staying in each room.  Room rates vary depending on size and ammenities. You can get a quote by calling Mike at 215-693-1592.  

Olivia’s Does Not Block Rooms for weddings.  

House Rental policies, which vary from standard room rental policies,  will be reviewed and agreed to upon reservation.

Parking for a House Rental is one spot per guest room. New Hope Borough offers municiple parking which uses the ParkMobile App just a short walk from the Inn.

The Covid 19 Pandemic and government shut down was something we never thought would happen. What we learned is that we want more than anything to be able to stay in business when an incident of this magnitude happens. We are unable to accommodate refunds on your reservation. We will work with you to move your reservation to within two years of reopening, or your reservation, whichever is later.

There are no refunds for illness including Covid 19.  If you need to cancel email us by responding to your original reservation that you need to cancel.  See our cancellation guidelines for more information.
